Situated in the heart of the Suffolk countryside, Grove House Farm Cottage provides perfect ground floor accommodation for four. Formerly the groomsman's cottage, the property has been recently converted for the perfect self catering holiday in Suffolk.
Just a short drive from the bustling coast at Southwold and Aldeburgh, Grove House Farm Cottage escapes the noise and rush to provide total tranquillity. On the same site as the owners stables, the cottage is totally private with a parking area and a lovely garden overlooking the open countryside. The whole site is secure with a gated entrance so guests can totally relax and re-charge their batteries in this picturesque part of the county.
The cottage comprises of an open plan living area with dining, kitchen and sitting space. The kitchen provides all that one could need to dine in, whilst the sitting area provides the ultimate retreat to cuddle up with a book and a glass of wine... Two separate bedrooms, one king and one twin/king sized bed (please specify at the time of booking) are just waiting to beckon you after a long journey - each with built-in wardrobes.
Outside, guests have access to a separate games and gym room complete with table tennis, pool table, dart board, punch bag, weights and treadmill. This is a great option for keeping fit or for family tournaments! Surrounded by fruit trees (guests are welcome to help themselves to produce) a separate garden area circles a large open pond (accessed by the driveway) - a summer house, with electric access, takes in the surroundings where you can sit back and watch the fish and terrapins darting through the water. Don't forget to pack your binoculars as a variety of bird life also frequently visit, including owls and herons. For children, a small flock of sheep are also waiting to greet you; all friendly, they run to the fence to greet you! The garden and the surroundings change throughout the year - with golden hues in Autumn to the luscious greens in Summer - we recommend seeing it in all seasons.
Ideal for: A couple, friends or small families looking to explore the Suffolk countryside whilst enjoying the peace and quiet. The ground floor facilities mean that the accommodation is perfect for those who may struggle with stairs - there is even a separate shower unit in the bathroom. After long days spent walking through the Suffolk fields, dump your muddy boots in the outdoor cloakroom and enjoy playing a board game within the four walls of this comfortable and homely abode.
Pets: 1 well behaved dog welcome with a second allowed by request.

Exploring: Spexhall is a small village on the outskirts of the market town of Halesworth. Halesworth itself has an old fashioned charm to it, with a range of shops and eateries, a supermarket with petrol station and a train station - great for anybody travelling by rail. In fact, you can get to Halesworth from London Liverpool Street in just over 2 hours on the fast train. The surrounding lanes are perfect for cycling and walking, and there is plenty of bicycle storage for guests to use at Grove House Farm Cottage.
If the coast is calling you, Southwold is only a 25 minute drive away, with Aldeburgh a mere 40 minutes. You needn't travel far however to find much to entertain the family - Spexhall village church is perfectly picturesque and utterly charming, a great way to find out the local history of the area, whilst also proving a popular subject for artists and photographers alike. Just a short drive away is St Peters Brewery - great fun for adults, take the tour and discover how this popular Suffolk tipple is created - plus you'll even get to take home a bottle to enjoy! For an even more memorable holiday, why not pay a visit to the Oasis Camel Centre on the outskirts of Halesworth? Get up close to camels and their friends; you'll even get the chance to go on a Camel or Llama walk! The children will certainly be talking about it to their friends!
Eating and Drinking out: There are plenty of eateries to chose from in nearby Halesworth, but slightly closer is The Huntsman and Hounds in the village of Spexhall, just a 20 minute walk via the footpaths from the cottage. You may also like to try The Rumburgh Buck - popular with the locals and serving good, honest food, 7-days a week. Only a 5 minute drive by car or, if you're feeling brave, a 45 minute walk on foot.
Self catering: Most well known supermarkets will deliver to Grove House Farm Cottage, but a Co-Op Supermarket can be found in Halesworth for any essential items you may require. If you're wishing to 'shop local' - head to Market Fields Farm Shop in nearby Holton, stocking meat, fish, fruit, vegetables, bread and groceries all locally sourced where possible.

- The front door opens onto the open plan living area with dining table and chairs for 4, fully fitted kitchen with cupboard storage, oven with hob, fridge with icebox and sitting area with 1 sofa and armchair, coffee table, TV showing Freeview with DVD/BluRay player.
- A door leads to a small utility area with dishwasher, washing machine and small freezer. A door leads through to the shower room with shower unit, sink and w.c.
- The master bedroom is accessed via a small hallway from the living area complete with sleigh style king sized bed, bedside tables and lamps and built in wardrobe with hanging and shelve storage.
- The second bedroom has zip and link twin (2'6) or king beds (please request which option at time of booking), bedside tables and lamps and built in wardrobe.
- A fully enclosed garden with small patio are accessed from the side of the property. There is also a separate outside w.c..
- Outdoor games/gym barn with table tennis, pool table, punch bag, dart board, weights and treadmill.
- A separate garden area is accessed via the driveway, complete with large open pond. A summer house is available for guests to use - which includes some soft furnishings and electric access.
- Central heating is included
- Bed linen and towels provided, but please bring your own beach towels if you are planning a trip to the coast.
- Please do not smoke in Grove House Farm Cottage.
- Wifi is provided but do note that the connection may be slower and patchier than you might be used to.
Me and my family had a wonderful stay at the cottage. Great location to explore the local beaches and our favourite one Covehithe. Halesworth itself is lovely; lovely park and 'focus organic' cafe was really nice. Had a lovely meal at 'Massala Garden' curry house in Hales. Would definitely recommend to others to stay here.
A lovely cottage in beautiful surroundings. Loved seeing the horses and sheep everyday. Games room was great and we enjoyed teaching our child how to play pool and table tennis! A fantastic cottage in a lovely, quiet part of Suffolk. Very comfortable and great facilities. Our dog enjoyed the huge garden. The area is fantastic with so much to do. Lovely place for a relaxing week - quiet and comfortable. We had a great time exploring the area - highlights include the town trail in Halesworth, a picnic by the river in Bungay, a boat along the river from Beccles to Geldeston ( hired from Hipperson) a walk in Walberswick, people-watching in Southwold and the food at Darsham Nurseries. We didn't manage to do everything we wanted to do so I guess we'll just have to come back again!

Shhh! Can you hear anything? No, nor could we, so lovely and quiet, no traffic or people even the sheep were quiet. Lovely little cottage, chosen as all on one level. For years and years we come to Suffolk for Christmas. We always stay in a cottage, the owner of our former cottage had other plans so after looking we found this one. and we must say it couldn't have been better. A real home from home. carl, Darren, Paula & Ray thanks for everything.
We had a really nice stay, is was really peaceful with no noisy neighbours! The man in the big house was nice too! The coast was beautiful and the dog loved it. The games room was great fun and the welcome goodies were lovely too.

Fabulous 2 bedroom ground floor apartment separated from host house, safe and secure for children, and well behaved dogs. Lovely quality interior décor, clean and well stocked with kitchen equipment to self cater. Free use of a large games room with Gym. Hosts super friendly and accommodating. We've loved staying here! The cottage is very comfortable and the hosts are so friendly and very helpful. The ramle from Spexhall to Wissett is worth the trek and our two kids and dog loved it! We'll be back soon!
