Cart Lodge at Boundary Farm is part of a small group of holiday properties located in six acres of gardens, woodland and meadow just on the outskirts of the popular market town of Framlingham close to the village of Saxtead. Why We Love This Property
The owners have really thought of all types of guests at the Cart Lodge with the addition of grab rails for the less-able and a zip and link bed provides flexibility for couples of all ages. With the fantastic countryside views, it is a relaxing and peaceful haven close to Framlingham.
Open Plan Room with Sitting Area: TV. Dining Area: Table and chairs. Kitchen Area: Electric oven and hob, fridge with ice box, microwave.
Bedroom: Zip and link twin beds which can be made into a super king size bed (please specify your preference at the time of booking). En-Suite Shower Room with large walk-in shower, washbasin and wc.
Cloakroom: Washing machine, washbasin and wc.
Garden: Rear patio terrace with garden furniture and barbecue. Also available is a shared lawn at the rear perfect for garden games and additional garden furniture in part of the meadow.
Games Shed: The games shed is in the barn within the grounds and available for all guests to use at Boundry Farm. It has table football, pool table and table tennis table.
Parking: Allocated private parking with ramp access into the property if required.
Heating: Oil fired heating.
Notes: Wi-Fi and towels provided. Travel cot, highchair and stairgate available upon request. Please note there is a pond in the front garden so children should be supervised at all times.
Framlingham is a small market town that is rich in history and heritage. There is a 12th Century curtain-walled castle where Mary Tudor was proclaimed Queen, and historic Saint Michael's church. Framlingham College is an imposing mock-gothic building overlooking the Mere, a lake which is a haven for wildlife. Saxtead village which has its own pub – The Old Mill House, and English Heritage’s Saxtead Green Post Mill, which dates from the late 1500s, is still functioning and well worth a visit. Both are a short stroll from the farm. Aldeburgh, on the Suffolk Heritage Coast, is just fifteen miles away and other places to visit include the beautiful villages of Constable Country, Minsmere bird reserve and Snape Maltings. There are a number of cycle routes and walks in the area and there is a good range of shops and places to eat in the town.
It has been one of the most restful holidays we have had. A long over due to need to relax. We’ve enjoyed every day and the beautiful places to visit in the Suffolk countryside. We join with others who visited to say thank you for the little extras and a great place for a wheelchair user.
Our second stay in 7 months. This is becoming a bit of a bolt hole for us. Unseasonably cold and wet weather has kept us “home” quite a bit but this has given us a welcome rest so not all bad. One highlight was the bakery stall at the Saturday Fram market. Fab savoury and sweet foods to scoff here in the coziness of Cart Lodge. Harbour at Southwold gave us a lovely walk/lunch. Cinema and meal at Riverside in Woodbridge was fully accessible and fab.
A lovely cosy billet – thank you! Quiet and secluded. Lovely spot to celebrate our wedding anniversary. A great location to explore Suffolk countryside and the coast. Good beer at the Station in Framlingham. The Common Room on Bridge Street excellent for a lunch. Hope you enjoy your stay as much as we did.
We had a great stay in the cottage for our New Year break. Lovely big skies and fields, yet only a five min drive (or run through the fields) to Framlingham. It’s a quaint little town with a beautiful castle, nice pub and cafes and market. Tina welcomed us very warmly and was very accommodating. We’d definitely stay again if we head out that way.
So pleased to find such a wonderful accessible cottage just for two in this beautiful area which is new for us. Such accessible accommodation is so rare and so needed. Well done! The Queen in Dennington is accessible and does 2 course lunches for £10 at lunchtime. Excellent food.
