Description

A charming grade 2 listed country cottage, its garden edge lapped by the River Deben, Mole End Cottage conjures up idyllic lazy days by the river. Beamed and with a lovely log burning stove, the cottage has a really cosy feel with a spacious double bedroom and a single (off the double bedroom) upstairs. A more peaceful spot would be hard to find. With kingfishers spotted from time to time by the riverbank, as well as glimpses of otters in the freshwater, holidaymakers can also look forward to exploring the lovely walks from the cottage around the lanes to the Water Mill and to the pub at Easton. You really won't have to venture far from your holiday home. 

At the bottom of the garden runs the upper reaches of the freashwater Deben river- you can even make use of a small rowing boat on prior arrangement. The river can be navigated upstream as far as Abbey Farm Bridge (about 1/4 of a mile) and downstream as far as Letheringham Mill. This alluring and tranquil location will inspire poets, writers and artists. You will be truly surrounded by wildlife - a great way to see some of the gems of Suffolk. GROUND FLOOR 
Sitting Room: Comfortable seating, TV with Freesat and feature fireplace with woodburning stove. 
Open plan room with Kitchen: electric oven and 4 ring hob, microwave, washing machine and under-counter fridge, Sitting area: Comfortable seating, TV with Freesat, Dining area: Table and chairs for 4.  
Shower Room: Double width shower unit with electric shower, WC, basin and heated towel rail. 

FIRST FLOOR 
Stairs lead directly into Bedroom 1: Double bed, easy chair, dressing table and chest of drawers. 
Bedroom 2 (accessed via Bedroom 1): Single bed, chest of drawers, dressing table and built in wardrobe. 

Outside: A patio area with lawn and furniture is accessed via French doors in the Open plan room at the rear of the cottage. The garden leads down under the rose arch towards the river beyond. A row boat is available by prior arrangement. 
Parking: On-street directly opposite the cottage in a lay-by. 
Heating: Electric storage heating. 
Notes: Bed linen and towels provided. The cottage does have low ceilings, with some parts limited to 6'. Please be aware that the garden is shared with the owners next door. The staircase is straight but quite steep with narrow treads, there is a door at the bottom and they enter immediately into Bedroom 1. 

Letheringham is a small village in the very heart of the Suffolk countryside. Ideally located close to the A12, it is an ideal base for exploring nearby Framlingham, Wickham Market, Woodbridge, Aldeburgh, Snape and more! Narrow lanes weave through open farmland; this is classic rural Suffolk. Walking or cycling are great ways to explore the picturesque local villages of Easton, Wickham Market and Kettleburgh. The neighbouring estate of Easton Farm Park was built in the late 1800's and has retained the original, now listed, farm buildings. There are 'Green Trails' across the water meadows, home to kingfishers, otters, water voles and herons, though most of the activities are designed for families with younger children.
