In the heart of the peaceful Suffolk countryside sits the delightful Marlborough House Forge. This charming retreat has all the ingredients for a truly memorable holiday in this wonderful county. Offering ground floor accommodation throughout, Marlborough House Forge has been completely renovated by the owners to provide a luxurious yet welcoming bolt-hole just a short drive away from the bustling market towns of Framlingham and Woodbridge and the picturesque Suffolk coastline. As the name suggests, the cottage was formerly the village forge and many of its original features are still visible today including the original bellows which are mounted in the open plan living area. 

If you're looking for something extra special we guarantee you will not be disappointed with Marlborough House Forge. Nestled on a field edge the scenery changes from season to season; be it the misty horizons in the winter, or changing crops in the summer. A rich variety of wildlife can be spotted from the doorstep; keep your eyes peeled for barn owls, deer and hare if you are lucky! Perhaps one of the most stunning features are the spectacular sunrises and sunsets. No two the same, all equally breathtaking and you can experience this all for yourself here at Marlborough House Forge. 

From the private parking area, a short garden path leads you to the front door via the enclosed garden. The raised patio looks out over the surrounding fields - a great spot to sit out with a morning coffee or simply to read or paint. On entering the building you walk into the bright and welcoming open plan living area with kitchen, breakfast bar and inviting seating area. Cleverly positioned furniture, window seats and a stable door mean that the countryside views are truly optimised. You can enjoy the stunning view from many the angle here! Walking down the hallway you will find the modern shower room, reaching the master bedroom at the rear of the property. You really will feel instantly at home waking up to the views of the countryside from the comfort of a King sized bed. Perfection. 

Ideal for: couples or friends looking for a countryside getaway. Marlborough House Forge lies on the same site as the owner's property but it is not overlooked and has its own private entrance and parking area. 

Sleeps: 2 in one kingsize bed. The three-seater sofa in the living area converts to a double bed if required. This is a great option for 2 singles who may prefer separate beds or couples bringing single parents or children. Please specify at time of booking - an additional £50 will be charged. 

1 small, non hair shedding, well behaved dog, allowed by request. 

A Cot and High Chair are available by request (you must provide your own linen for the cot). 

Exploring: Saxtead is a truly fantastic location for exploring all that Suffolk has to offer. For keen walkers, there are plenty of footpaths and bridleways to explore just outside the door of Marlborough House Forge. Be sure to pack your walking boots and your camera! Just a 5 minute drive takes you to Framlingham where you too could explore the 'Castle on the Hill' made famous by Suffolk born and bred Ed Sheeran. A 30 minute drive in the opposite direction takes you to Woodbridge. A delightful market town on the banks of the river Deben, there is plenty to see and do here; be it a stroll along the riverbank, an amble through the bustling thoroughfare, or a tour around the Tide Mill Museum, one of the first and last working tide mills in the country. If the shoreline of the coast is calling you, then head to Aldeburgh,  again, just half an hour by car, be amazed by the pastel painted buildings, breath in the fresh sea air and of course, sample the renowned fish and chips with lashings of salt and vinegar. En route to Aldeburgh you will find Snape Maltings the leading Suffolk arts venue with concert hall where the Aldeburg Festival and Proms and Concerts are held all year round. With boutiques, cafes, walks and wildlife.  Bird lovers will be happy to know that RSPB Minsmere is just 35 minutes drive away. 

Self Catering: For local produce you need look no further than next door. The owners, who live on site, are in the process of setting up a small charcuterie and associated foods business. Holidaymakers are very welcome to discover more about the process, sample the goods and even purchase should they wish to enjoy at home. (Subject to availability). A small taster may also be included in a welcome pack on arrival, in addition to locally sourced hen's eggs or homemade goodies. For other locally sourced produce be sure to head to the Saturday farmers market in Framlingham or the Co-Op store and deli in the town. Of course most big name supermarkets will also deliver to Marlborough House Forge. 

Eating and Drinking out: The local pub in the village, The Old Mill House, is just under a mile away, so you could walk there from Marlborough House Forge should you choose. Serving a typical selection of pub favourites and a hearty carvery. In the next village of Earl Soham you will find The Victoria, again, very popular with locals. For a wider selection, do be sure to visit both Framlingham and Woodbridge.

Ground Floor

  • The front door opens onto the open plan living area. To the right, is the seating area with comfy three seater sofa, bucket chair and beautifully dressed window seats which all look out and enjoy the views over the garden and fields beyond. The sofa converts to a double bed, but please specify at time of booking if you would like to use this (available to rent at an additional £50 per booking).
  • Flatscreen SmartTV with FreeSat and Amazon Firestick with access to music and films. USB plug sockets are provided in the living area and bedroom so that you can charge your smartphone, tablet, cameras etc.
  • A fully fitted kitchen with breakfast bar and two roll back upholstered bar  stools includes a fridge, electric oven and four ring hob, microwave and dishwasher. 
  • A hallway connects the living area to the master bedroom and has hooks for hanging coats. 
  • Shower room with window allowing lots of natural light. There is a large, walk-in double width shower with twin head mixer drench shower, heated towel rail, w.c., basin. and shaver point. 
  • Master bedroom with king sized bed, bedside tables and lamps, freestanding hanging rail with shelf, console/dressing table with wall mounted mirror. The window is east facing so you can enjoy the early morning sunrise as you look out over the garden and fields beyond. 


  • A fully enclosed garden laid to lawn. There is a raised sun trap patio area with furniture for enjoying the countryside views. 
  • A front gate leads from the private off-street parking space. The rear gate leads to the owners utility area (freezer, washing machine, iron, ironing board, vacuum) which you are welcome to use on request. 


  • Oil central heating is provided. 
  • There is a no smoking policy in the property. 
  • All bed linen and towels are provided, but please bring your own beach and dog towels.
  • A Cot and High Chair are available by request (you must provide your own linen for the cot). 
  • One small non hair shedding dog allowed by request.


We loved our stay here. The house is beautiful and well equipped with everything we needed and more. The views are fab; we enjoyed breakfast outside. Plenty of lovely local walks. We'd recommend walking to Dennington and going to the cafe 'Neathouse' (following footpaths there took us about 1hr to 1.5 hrs). Brilliant friendly hosts. Thank you! We'll be booking again soon x

Afternoon tea at The Randolph Hotel in Reydon near Southwold was a highlight of our stay. Highly recommended. This is a great place to stay - we couldn't have asked for anything better.

Lovely place to stay and great base for visiting other areas. Great local dog walks for Sid and impressed that most pubs and cafes are dog friendly. Cracking breakfast at The Common Room in Framlingham although not dog friendly. The White Horse at Badingham had excellent food and dog friendly. Aldeburgh is a lovely place to visit with lots of cafes and coffee shops, a great promenade for walking along the top of the beach. The welcome tray and milk and eggs was much appreciated. Suffolk is blessed with such wonderful flora and fauna and this cottage makes a perfect base for a Suffolk Safari! From the cottage we saw bats, hares, muntjac deer, foxes and rabbits and also a stoat! Across at Dunwich there are birds aplenty. We also visited some wonderful churches & churchyards at Saxtead, Framlingham, Eye, Debenham and Dennington.

Simply the best! We have just spent a relaxing week in the beautiful Suffolk countryside staying in the fabulous Forge. Previous holidaymakers have spoken of all the things to do & places to see but we wanted to speak of Marlborough House Forge. Having spent many holidays in National Trust Cottages we didn't really know what to expect but let us tell you it is up there with the very best of them. It is furnished to a very high standard indeed and it is obvious that Cathy & Pete have put a lot of thought into every aspect of the cottage. The decor is very smart with original bellows used as a standout feature, with all fittings & fixtures chosen to be in keeping with the Forges history. The bedroom is light and airy with a comfy bed with the shower room to die for. The owners have thought of everything even to a welcoming tray with home made cakes and flowers when we arrived. So a big thank you to Cathy & Peter for everything. We hope to return.

We've just spent a lovely week at the Forge which has been renovated to a high standard. We loved the original features of wooden beams and bellows. As people have said before, the bed is comfy and the large shower is very good. We mostly had good weather so were able to enjoy sitting out on the raised patio. The kitchen is nicely done with everything needed for cooking meals. We had days out to Southwold, Framlingham and Debenham, and there are dog friendly places to eat and lots of dog walks. For a great dog walk closer to the cottage, turn left out of the Forge and head straight along then turn left at the bend. Here, you can let your dog of the lead. We also tried some of Pete's smoked streaky bacon which was delicious and bought yummy sausages from the butcher in Framlingham. All in all a great week and we would recommend.

The Forge was a perfect retreat for us. A great renovation, character with a contemporary twist. We were lucky with the weather so enjoyed the garden and strolling in the lanes.
