Dating from around 1850, The Farmhouse, part of Boundary Farm, is a beautifully presented Victorian self-catering holiday cottage boasting many of its original features including fireplaces, wood flooring, sash windows and herringbone brickwork. This four bedroom cottage is the ideal choice for larger groups of either two families or friends. With its recently fitted fully-equipped kitchen and large open plan dining area, there is plenty of space for entertaining or simply relaxing and enjoying the peace and tranquillity of this rural location. To the front of The Farmhouse is a large lawn for the exclusive use of The Farmhouse guests and at the rear a sheltered sunny south-facing terrace with lawn which is a great space for al-fresco dining (this lawn is shared with the Hayloft and Cart Lodge). Framlingham is a small market town that is rich in history and heritage. There is a 12th Century curtain-walled castle where Mary Tudor was proclaimed Queen and historic Saint Michael's church. Framlingham College is an imposing mock-gothic building overlooking the Mere, a lake which is a haven for wildlife. Saxtead village which has its own pub – The Old Mill House, and English Heritage’s Saxtead Green Post Mill, which dates from the late 1500s, is still functioning and well worth a visit. Both are a short stroll from the farm. Aldeburgh, on the Suffolk Heritage Coast, is just fifteen miles away and other places to visit include the beautiful villages of Constable Country, Minsmere Bird reserve and Snape Maltings. There are a number of cycle routes walks in the area and there is a good range of shops and places to eat in the town.
Great property and very good owner involvement in preparation and greeting
Needed a few relaxing days away and got just that. Love the house and the space it provided and as a perfect base for exploring Suffolk. Colchester Zoo was excellent, Stonham Barns and Owl Sanctuary great and the Old Mill pub/restaurant was excellent and highly recommended. Thanks to owners, Tina for meeting us and providing recommendations for visits to attractions!
What a brilliant weekend celebrating a birthday and all our family being together. Special memories made – perfect accommodation for us all. Went to Mr Chan’s Chinese, Framlingham Castle and market and wonderful lunch at White Horse, Badingham.
We found this gem on-line after our family from aged 20 to 83 years wanted to explore Suffolk during the 4 day Easter break. The booking process was easy with arrival arrangements very informing. The farmhouse is even better than the pictures. It is beautifully furnished, very clean & comfortable with plenty of space for different family members to spread out. Whilst cooking in the well equipped kitchen, others were watching sport on the TV in one reception area, others watched a film in the lounge, board games (many supplied) were being played at the large dining table in front of the wood burning stove (fuel supplied)& the smaller lounge was perfect for reading. The garden provided lots of opportunities to watch the birds & rabbits. An added bonus for the rainy evenings was the table football and pool table in the old barn. The large front garden which sets the farmhouse back from the road was perfect for our Easter egg hunt. For people not wishing to cook there are plenty of eateries and takeaways within a 5 minute drive. Location is great for exploring the Suffolk coast (Southwold and Aldeburgh our favourites). In addition to the Farmhouse there are 2 shepherds huts on-site which look fantastic & 2 other types of accommodation which makes Boundary farm a great venue for larger group gatherings with plenty of parking. Wish our stay had been longer & we would love to book again (when not raining)!!
Fab weekend celebrating Mum and Dad’s 70th birthday. Loved the cottages and the children had a wonderful time playing in the gardens. Great day at Aldeburgh on the beach and dodging showers and fish and chips by the sea. Sad to be leaving but off to Southwold first for a spot of crabbing. Thanks Chris and Tina

The farmhouse was set up perfectly for a family stay. Great gardens and outdoor areas for children to explore, with the added bonus of an old traditional barn with a pool table and table football for those rare rainy evenings. Lovely relaxing stay, and we will be back again.
This is a well equipped farmhouse in a great location. car essential because of its remote location but the peace and tranquility it offers is well worth it
We stayed in this property for 3 nights. It was really well maintained and very comfortable. There were 8 of us and there was plenty of space, lovely beds, lovely bedding, towels and essentials all included. Great location with lots within walking distance and plenty more within a short drive. Would recommend this for a family or group wanting a relaxing break in a charming cottage.
