Description

Water Pump Cottage is located down a single track road just on the outskirts of the pretty village of Badingham in the Suffolk countryside. This pet friendly self-catering holiday cottage has been lovingly restored by the owners to create a cosy and comfortable home for its guests. Throughout the property are many period features including a large double-sided inglenook fireplace and a wealth of beams adding to the character of the property. In the heart of the home is a large open plan room offering a sitting, dining and snug area. A fully equipped kitchen with a breakfast bar offers flexibility at meal times. There is also a handy utility room and ground floor bathroom. Within the property there are two staircases. One leading to the master bedroom and a single bedroom, with the other leading from the sitting area to a twin room bedroom and second bathroom. Outside the property is a large garden surrounded by stunning countryside views. There is also a lovely patio area complete with garden furniture and a barbeque, ideal for some alfresco dining during the summer months. Just a short walk from the house is the popular village pub The White Horse. Badingham is also home to a community led village shop and café which has limited opening times but is well worth a visit. Shop: 0.9 miles Pub: 0.4 Miles.

with Sitting Area: 32” Smart TV, DVD, comfortable seating, large inglenook fireplace with a large woodburner which open onto the sitting and dining areas. Dining Area: Table and chairs for up to 6 guests. Reading Area: Quiet area with two armchairs perfect for a cosy place to relax with a good book.
Kitchen: Oil fired Rayburn, electric oven and hob, fridge freezer, dishwasher, microwave, breakfast bar, wall mounted TV and DVD.
Bathroom: Bath with shower attachment, washbasin and WC.
Utility Room: Washing machine and tumble dryer.

From the back hall staircase one leads to:

Garden: There is a lovely rustic garden surrounding the property with charming apple trees and a pond. There is also a sunny patio area with garden furniture and barbeque for you to enjoy.
Parking: Private allocated parking for up to three cars.
Pets: One well behaved pet allowed.   
Heating: Oil fired central heating.
Notes: Wifi and towels are provided along with a starter pack for the woodburner.  Please note in the rear garden there is a pond so small children must always be supervised. There is also a stable block next to the cottage which is privately owned.  The owners have access down the drive and through the grounds.

Situated just off the tourist route which runs through Suffolk, lies the small village of Badingham. With its popular pub, The White Horse at the heart of the community. Only a couple of miles away is Framlingham, a small market town that is rich in history and heritage. There is a 12th Century curtain-walled castle where Mary Tudor was proclaimed Queen, and the historic Saint Michael's church. Framlingham College is an imposing mock-gothic building overlooking the Mere, a lake which is a haven for wildlife. There are a number of cycle routes and walks in the area and there is a good range of shops and places to eat in the town. Aldeburgh is just fifteen miles away, and other places to visit include the beautiful villages of Constable Country, Minsmere bird reserve and Snape Maltings.
